Wellesley, MA 3rd Quarter 2017 Real Estate Activity Report

During the 3rd quarter of 2017, real estate activity in Wellesley saw increases in both total sales volume and average sales price.

 

There was a 12% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Wellesley during the 3rd quarter 2017. 1,515 land documents were recorded versus 1,719 during the third quarter 2016.  

 

The total volume of real estate sales in Wellesley during the 3rd quarter 2017 was $206,767,244, a 5% increase from the same time period in 2016. Also, the average sale price of homes and commercial property increased 4% in Wellesley. The average sale price was $1,520,347. 

 

The number of mortgages recorded (308) on Wellesley properties during the 3rd quarter 2017 was down 27% from the previous year. Total mortgage indebtedness decreased 50% to $222,221,848 during the same period.

 

There were 0 foreclosure deeds recorded against Wellesley properties during the 3rd quarter 2017, the same number filed during the 3rd quarter 2016. 

 

Finally, homestead activity increased 2% in Wellesley during the 3rd quarter 2017 with 151 homesteads filed compared to 148 during the same time period in 2016.
